Exterior Painting Policy
319 NW 25 Street – Miami, FL
To protect the building and comply with our master lease, all exterior painting at this location must follow the guidelines below.
What Is Allowed
South Facade (Front Exterior Wall)
Pop-up clients may:
- Paint the front (south-facing) exterior wall
- Use solid colors only
- Repaint during their activation period
No landlord approval is required if the design is a single solid color.
What Is NOT Allowed Without Approval
The following require prior written approval from Parasol:
- Murals
- Artwork
- Logos
- Graphics
- Multi-color designs
- Patterns
- Brand illustrations
- Any non-solid design
If artwork is approved:
- An artist release may be required.
- The artwork must be removable or repaintable at the end of the activation.
Restoration Requirements
At the end of your pop-up:
- The façade must be returned to its required condition (typically white unless otherwise agreed).
- Restoration must be professionally executed.
- Any damage to exterior surfaces must be repaired.
Failure to restore the façade properly may result in charges against your security deposit.
Compliance
All exterior work must:
- Comply with City of Miami regulations
- Meet local code requirements
- Be professionally applied
Important
Do not begin any exterior painting until written confirmation is received from Parasol.
If you are unsure whether your design qualifies as a “solid color,” please submit a mockup for review before proceeding.
