Landmark District Guidelines – What Clients Need to Know
Some Parasol spaces are located within designated Landmark Districts in New York City. These districts are regulated by the New York City Landmarks Preservation Commission (LPC).
If your activation is in a Landmark building, there are additional rules that may affect signage, window graphics, and exterior modifications.
What Is a Landmark District?
A Landmark District is a protected historic area where building exteriors are regulated to preserve architectural character and neighborhood identity.
This means:
- The building façade is legally protected
- Changes to the exterior appearance require approval
- Certain installations may be restricted or prohibited
These rules apply regardless of whether the activation is short-term or long-term.
How This Affects Your Activation
If your space is located in a Landmark District, the following typically applies:
Window Graphics
- Interior (second-surface) vinyl is generally permitted.
- Exterior (first-surface) vinyl usually requires Landmark approval.
- Fully transparent or optically clear vinyl on the exterior is still considered an exterior alteration.
Signage
- Hanging signs, banners, and applied exterior signage often require LPC approval.
- Size, placement, lighting, and materials may be regulated.

Landmark Approval Process (If Requested)
If a brand wishes to pursue exterior changes in a Landmark building:
- Formal drawings may be required.
- An LPC application must be submitted.
- Review timelines can range from several weeks to several months.
- Approval is not guaranteed.
- All filing, consultant, and permit costs are the responsibility of the Licensee.
Because of these timelines, Landmark approval is typically not practical for short-term pop-ups.

As the leaseholder, Parasol is required to ensure compliance with Landmark regulations.
